MOVILNET HEADQUARTERS MOVILNET
MOVILNET acquired 11,200 sqm in Centro Comercial El Recreo South Tower. Payments were attached to construction progress. MODULO CINCO was in charge of monitoring progress and approving payments to the developer. Afterwards MODULO CINCO acted as general Project Manager in the building of the interior office spaces. Activities involved interior design coordination, Project Planning and Control including schedule and budget, construction bidding, as well as construction management and assistance during the moving phase.CENTRO SAN IGNACIO
A mall and office buildings complex (125.000 sqm. gross area), located in La Castellana, Blandin Avenue in Caracas. MODULO CINCO worked in the preliminary cost and completion time estimates that were used for the feasibility evaluation of the project. Once the construction phase began, MODULO CINCO acted in the Project Management team as the programmer and schedule and cost controller.CENTRO TOLON
A retail and entertaining complex (55.000 sqm gross area), located in Las Mercedes in Caracas. MODULO CINCO worked in the preliminary cost, completion time and cash flow estimates and since the construction phase started, has acted as a schedule and cost controller.CENTRO COMERCIAL LIDER
Retail and entertaining complex being built in east Francisco de Miranda Ave. with a total area of 117,000 sqm. MODULO CINCO together with MIGUEL CHACON Y ASOCIADOS performed a complete and thorough feasibility study in order to obtain financing for the project. As part of this study a detailed cost estimate and program has to be rendered to provide data for the cash flow projections.
BRITISH PETROLEUMMODULO CINCO assisted British Petroleum of Venezuela in the search of office space to install their Caracas headquarters. As part of that assitance MODULO CINCO visited and evaluated all the premium buildings in the east of Caracas, that was the location selected by the client. As part of the evaluation space avalilability, quality, security, systems and services, and rental rates and conditions were analyzed for each case.
PETROLEOS DE VENEZUELA - SOUTH TOWER
PDVSA headquarters 10,000 sqm. annex located in Avenida Libertador, Caracas. MODULO CINCO did the preliminary cost and planning analysis including projected cash flow. Afterwards participated as part of the Project Management Team as Programmer and Cost Controller. Activities involved budgeting, construction bidding and progress and cost control. It included both construction and internal conditioning of the office spaces.CENTRO BANCARIO - LATINO
An office building (105.000 sqm gross area), located in Andres Bello Avenue in Caracas. Construction costs were estimated and scheduled according to the construction plan in order to determine the owner's financial requirements in time. During construction, MODULO CINCO was responsible for cost monitoring and control.
TORRE SUDAMERICA
An office building (40.000 sqm gross area), located in Francisco de Miranda Avenue in Caracas. MODULO CINCO made the preliminary cost estimates and worked in the detailed construction programs.CENTRO LETONIA
An office building (50.000 sqm gross area), located in Av. Eugenio Mendoza in La Castellana - Caracas. MODULO CINCO worked in the preliminary cost and completion time estimates. Then participated in the detailed project plans and project budget. Control included progress monitoring, control budget breakdown, expediting contracting processes, final costs projection and monitoring and updating contract execution.CENTRO DE SERVICIOS SANTA ROSA
This is an office and services building for LA ELECTRICIDAD DE CARACAS (the power company that provides electricity for Caracas metropolitan area). MODULO CINCO worked with the project manager, wich in this case was ESINCA, a consulting firm, in those areas related to cost monitoring, cost increase claims, budgeting changes. MODULO CINCO also performed the programming and progress control until the completion of the construction.
TORRE EDICAMPO
An office building (32.000 sqm gross area), located between Francisco de Miranda and the main street of Campo Alegre in Caracas. MODULO CINCO implemented a system to control the project budget and construction progress, and then worked in monitoring progress and updating project costs.TORRE PEQUIVEN
Office building with a gross area of 60,000 sqm. MODULO CINCO acted as a consultant for PEQUIVEN in the evaluation of lease or buy decision. This included the analysis of the office market in Caracas at that moment to find out demand and offer, prices and rates, and an evaluation of what might happen in this market in the near future.
CENTRO FINANCIERO CONFINANZAS (FINANCIAL CENTER)
An office/hotel complex (110.000 sqm gross area), located in Andres Bello Avenue in Caracas. Construction costs were estimated and scheduled according to the construction plan in order to determine the owner's financial requirements on time. During construction, MODULO CINCO was responsible for cost control and initial projections updates. In 1994 the bank financing this project was taken over by the government at that time MODULO CINCO performed an estimate of the value of the work done and remaining cost until completion of the project.McDONALD'S
MODULO CINCO performed a unit price data base for a typical McDonald's restaurant using the materials and system specifications dictated by the head Office. This information was used by the client to have an initial cost estimate prior to construction and as a reference against which biddings could be evaluated. An office building (38.000 sqm gross area), located in Francisco Miranda Avenue in Caracas. Construction costs were estimated and scheduled according to the construction plan in order to determine the owner's financial requirements on time. During construction, MODULO CINCO was responsible for cost control.
DESARROLLO LA CASTELLANA
A lot of 10,000 sqm located in a premium sector of Avenida Francisco de Miranda with commercial, office and hotel approved zoning. MODULO CINCO did a complete feasibility study that included cost estimating, construction and dotation, market evaluation, cash flow. With the results of that study the owner hired an architect in order to develope a project.
CENTRO BANAVEN ("Black Cube")
An office building located in Chuao, Caracas, 100000 sqm gross area. MODULO CINCO's services were required very early in the project when the purchase of the land was under study to determine its economic feasibility. Project costs were estimated and costs were monitored and controlled during construction until project completion.CENTRO COMERCIAL EL LAGO
A commercial center located in Maracaibo (33,500 sqm). MODULO CINCO worked in the preliminary cost and completion time estimates and updated those estimates when the project was undergoing construction. It was also in charge of monitoring construction progress.
TORRE INCIMARNA
A commercial and office building located in tha Sabana Grande shopping district in Caracas, 40,000 sqm of gross area, construction of which was stopped during the finantial crisis in 1994. MODULO CINCO together with INGECASO, another consulting firm, performed a feasibity study for the owners of the land (SOCIEDAD BENEFICA DE LA PAZ), that included a market study, different sale prices escenarios, an estimate for the costo to completion and a general completion plan.
BANCO UNION HEADQUARTERS
An office building, (54.000 sqm gross area), located in Esquina El Chorro, Caracas. A preliminary cost estimate was prepared before design completion, updating it after design was completed. The contractor's bid, selected previously by the owner, was revised and analyzed by MODULO CINCO. Cost monitoring was done on a monthly basis through contractor's invoices. Final costs were updated periodically.CENTRO COMERCIAL LA REDOMA
Shopping mall located in Los Robles, Isla de Margarita with a gross area of 10,000 sqm. MODULO CINCO did a cost estimate at the time preliminary drawings were finished and later on when architectural plans were available. Sibcontractors bids were analized and compared against those estimates and assistance during the contract negotiations was provided to the owner. When consfruction was finished MODULO CINCO performed a final revision of the closing valuations of each subcontractor to determine justification of cost deviations.
LAGOVEN ADMINISTRATIVE OFFICES BUILDING, AMUAY
Office building with 10,000 sqm of gross area located in Paraguana, Estado Falcon. MODULO CINCO performed a cost estimate based on preliminary architectural drawings. This estimate was combined with a Master Plan to obtain an estimate of the monthly construction costs during execution. This estimate was used for the finantial planning of the project.CEPET PARAGUANA
Training facility for oil industry employees based on Paraguana, Estado Falcon. MODULO CINCO performed cost estimates at the time architectural drawings were available that was later on revised when engineering was completed. A Master Plan was done and used in combination with the cost estimate to obtain a cost per period projection.
INTERVEN, CARACAS HEADQUARTERS
Interven main offices occupying 2 floors of the Pequiven Tower in Chacao, Caracas. MODULO CINCO worked with Miguel Carpio Delfino, the architect in charge of the interior design and construction, controlling quality, costs and time of execution.
BANCO MERCANTIL HEADQUARTERS (MERCANTIL BANK)
A forty (40) floor office building, (60.000 sqm gross area), located in Andres Bello Avenue in Caracas. The contractor's cost estimate was analyzed and costs were monitored and updated to reflect inflation and problems due to lack of financial resources during construction.LAGOVEN'S HEADQUARTERS EXPANSION
An extension of Lagoven's current headquarters, (60.000 sqm gross area), located in Los Chaguaramos, Caracas. MODULO CINCO prepared the cost estimate required by PDVSA, (Petroleos de Venezuela S.A.) Venezuela's oil holding company, in order to authorize the investment.
TORRE BRITANICA
An office building, 40.000 sqm gross area ,located in Altamira, Caracas. An analysis of different alternatives in required investment costs according to varying project execution times was presented to the owner by MODULO CINCO. During construction, costs were monitored and updated in order to determine final cost projection.SEGUROS LA SEGURIDAD HEADQUARTERS
An office building, (35.000 sqm gross area), headquarters of Seguros La Seguridad, an insurance company located in Esquina El Chorro in Caracas. Scope: contractor's cost estimate was analyzed, cost control was carried out during construction. Total cost projections were provided.
