PROVIS
PROVIS is a program of INAVI (National Institute of Housing) and BID (Interamerican Bank for Development) whose objective is to assist low-income families through a partial subsidy. The first phase of this program included 3,430 new homes in twelve new dwellings located in four states that were chosen as pilots. As a requisite to continue the program an intermediate evaluation was needed that had to include among others, some Technical Aspects. MODULO CINCO was appointed to perform this evaluation that included: developers and project selection procedures, project life cycles, technical specifications of houses built, costs and construction times, economic impact of the program, among others.
ASOCIACIONES CIVILES
In 1998 as a result of the rise of Civil Associations (Owners Associations) as a form of housing projects execution, MODULO CINCO was contacted by ARKILINEO and EDIVIAL, two of the main developers and constructors in this market, to act as a counterpart representing the owners of the projects. Their judgment was that an external consulting firm that informed the owners about the expected costs, construction progress, completion dates, projected cash flow, budget variations, etc., would be a useful tool in the management of these projects. MODULO CINCO rendered these services for 10 projects more or less.
CENTRO METROPOLITANO JAVIER - 1
Housing complex located in Barquisimeto. Phase 1 consisted of 9 buildings and 350 apartments that had to be completed in 6 months. MODULO CINCO was in charge of Scheduling, Programming and Control of the construction. In order for the project to be finished in time, 3 subcontractors had to be hired; MODULO CINCO designed and implemented the productivity control system that was used to measure performance by each one of them.A.C. VILLAS DEL ESTE
A 33-unit housing development located in La Union, El Hatillo, Caracas sponsored by a Civil Association (Owners Association) of oil industry employees. MODULO CINCO was appointed as a Project Manager in charge of performing feasibility studies, obtaining construction permits, prepare a financial plan for the project, manage communications among associates, project administration and construction management.
LOMAS DE MONTECLARO
A 264-unit housing development in Caracas. MODULO CINCO provided financial supervision which included approval of invoices and schedules, monitoring of permits, progress and sales, quality inspection and updating of cash flows.
PARQUE LAS AMERICAS
A residential complex comprised of six apartment buildings totaling 440 apartments in Los Teques, Miranda. MODULO CINCO services were required in project recovery by Bancarios, a savings and loans association. The first stage included a diagnosis and a recovery plan, which stated costs and time required. In the second stage MODULO CINCO was responsible for executing this recovery plan, which included: Procuring contractors, coordinating and supervising sub-contractors in cost, time and performance, expediting permits and supervising sales.
URBANIZACION LOS NARANJOS
A housing development formed by 490 houses in Guacara, Edo. Carabobo. MODULO CINCO services were required in project recovery by Banco Industrial de Venezuela (Venezuela's Industrial Bank), which included diagnosis and project recovery plan with time and cost estimates in a first stage. In the second stage the recovery plan was undertaken including: procurement of contractors, coordinating and inspecting sub-contractors on time, cost and quality, expediting permits and sales supervision.MONTECLARO LAGUNA
A 110-unit luxury housing development located in Hoyo de la Puerta, Caracas. MODULO CINCO did a cost estimated for a model unit that was combined with the construction plan and used to estimate periodic (monthly) construction costs. Later on these estimates were combined with sales projections, payment schedules and credit conditions to obtain financial projections for the whole project that was the base for execution, financing and marketing planning.CIUDAD CASARAPA
A housing macro project consisting of a total of 5,000 units undergoing construction in Guarenas, Estado Miranda. Previous to construction start up, MODULO CINCO executed a Master Plan that included along with the construction of utilities and houses, activities concerning permits, legal documentation, financing, architectural and engineering projects, presale and sale procedures, their interrelations and responsibilities in order to detect critical paths and take action to avoid delays and to shorten delivery times.
URBANIZACION VILLA JARDIN
A 423-unit housing development in Tocuyito, Carabobo. Upon request of Banco Industrial de Venezuela (Venezuela's Industrial Bank), MODULO CINCO took charge of the financial supervision, including checking and approval of invoices, approval of schedules, progress monitoring, quality supervision, permits expediting, sales supervision and updating cash flows.
TERRAZAS DEL ESTE, GUARENAS
A 40 building each with 16 apartments located in Guarenas, Estado Miranda. MODULO CINCO performed a Master Plan for building construction and utilities (roads, water, sewage, electricity). When construction started MODULO CINCO acted as progress controller evaluating productivity in each one of the construction fronts.
RESIDENCIAS PUNTA BALLENA, PAMPATAR
A luxury vacation residences building located in Pampatar, Isla de Margarita with 14,000 sqm of gross construction area. MODULO CINCO worked in a pre construction cost estimate based on preliminary drawings on which the developer established sale prices and conditions. When the architectural and engineering design was finished, this initial estimate was revised and adjusted and subcontractor bids for foundations, structure, plumbing, electrical works were analyzed.
